1. Acceptance of Terms
These terms apply to all users, visitors, clients, prospects, investors, buyers, sellers, developers, channel partners, vendors and service providers who access or use the website or engage with Opti-Realty.
Your continued use of the website, submission of an enquiry, participation in a project visit, or
progression toward any property transaction shall be treated as acceptance of these terms.
Project-specific agreements, allotment letters, sale agreements, construction agreements, rental
agreements, builder undertakings or other signed documents may contain additional terms. In case of inconsistency, the signed project-specific document shall prevail for that transaction.
2. About Opti-Realty
Opti-Realty is a real estate facilitation and advisory platform that assists clients in identifying,
evaluating and accessing selected real estate opportunities.
Such opportunities may include structured ownership models, cashback benefits, rental-return
arrangements, builder-linked benefits, financing support, documentation support and post-sales
coordination.
Opti-Realty may act as a facilitator, marketing partner, channel partner, consultant, advisor, coordinator or service provider, depending on the specific project, developer, property, scheme or arrangement.
Unless expressly stated in a written agreement signed by Opti-Realty, Opti-Realty is not the owner, developer, builder, promoter, landlord, financial institution, lender, legal advisor, tax advisor,
investment advisor or guarantor of any property, scheme, return, appreciation, rental income, cashback, buyback or exit value.

5. Role of Opti-Realty as Facilitator
Opti-Realty’s role may include one or more facilitation, coordination, advisory, marketing or support
activities related to selected real estate opportunities.
Opti-Realty does not automatically become a party to a sale agreement, construction agreement, rental
agreement, lease agreement, loan agreement, buyback agreement, cashback agreement or any other
legally binding arrangement unless expressly stated in writing.
The rights and obligations of the buyer, seller, developer, builder, landlord, tenant, lender or any other
party shall be governed by their respective written agreements.
- Identifying selected real estate opportunities.
- Providing project information and promotional material.
- Arranging project visits or meetings.
- Coordinating with developers, builders, sellers, channel partners, lenders or other third parties.
- Explaining available payment models, cashback models, rental-return models, buyback or exit models, or other project-specific benefits.
- Assisting with documentation coordination and post-sales communication where applicable.
6. Project-Specific Terms Will Prevail
Any cashback, rental-return, buyback, exit, lock-in, assured return, investment benefit, discount,
promotional offer, payment plan, possession timeline, registration timeline or ownership benefit shall be
governed only by the specific written agreement applicable to that project or transaction.
General website content, social media posts, advertisements, verbal discussions, presentations,
brochures, videos, WhatsApp messages, calls or promotional material shall not override the final written
agreement signed between the concerned parties.
In case of conflict between website content and signed transaction documents, the signed transaction
documents shall prevail.
7. Cashback, Rental Return, Buyback and Promotional Benefits
Opti-Realty may showcase or facilitate property opportunities that include cashback, rental-return,
buyback arrangements, discounted entry models, builder-linked benefits, lease-linked benefits or other
structured real estate benefits.
Such benefits are subject to project-specific eligibility, availability, documentation, payment
compliance, lock-in period, developer terms, rental operator terms, market conditions, taxation and the
final written agreement.
Unless expressly guaranteed in a written agreement signed by Opti-Realty, Opti-Realty does not
independently guarantee cashback payment, rental income, assured returns, capital appreciation, resale
value, buyback value, exit value, tenant availability, occupancy level, timely possession, loan approval,
developer performance, market liquidity or future property price.
Any figures shown on the website or in marketing material are indicative, illustrative and subject to
verification.
Clients must verify whether a cashback, rental-return, buyback, exit option or other benefit is offered by
the developer, builder, seller, rental operator, third-party service provider or Opti-Realty.
8. RERA Disclosure
Where applicable, projects may be registered under the Real Estate Regulation and Development Act,
2016 and the relevant State RERA authority.
Clients are advised to independently verify the RERA registration number, project details, promoter
details, sanctioned plans, approvals, possession timeline, complaints, extensions and updates from the
relevant State RERA website before making any booking, payment, investment or purchase decision.
Opti-Realty may share RERA information received from developers, builders, promoters, sellers or
public sources. However, unless expressly stated in writing, Opti-Realty does not guarantee the
correctness, completeness, validity or continued status of any RERA registration or approval.

9. Client Due Diligence Responsibility
The client is solely responsible for conducting complete independent due diligence before proceeding
with any property transaction.
Opti-Realty shall not be liable for any loss arising from the client’s failure to conduct independent due
diligence.

10. Payments, Booking Amounts and Refunds
Any booking amount, token advance, application fee, service fee, consultancy fee, documentation fee,
facilitation fee, agreement amount, sale consideration, construction payment, loan disbursement, rental
deposit, maintenance charge, tax, stamp duty, registration charge or other payment shall be governed by
the relevant invoice, receipt, agreement, developer policy, builder policy or project-specific
documentation.
Clients must verify the payee name, bank account, payment purpose, refund terms, cancellation terms,
tax deduction requirements and receipt details before making any payment.
Unless expressly agreed in writing by Opti-Realty, payments made to developers, builders, sellers,
landlords, third-party vendors or service providers are not the responsibility of Opti-Realty.
Refunds are subject to the terms of the party receiving the payment. Opti-Realty does not guarantee
refund of booking amounts, cancellation charges, taxes, stamp duty, registration charges, loan
processing fees, legal fees or third-party charges.
Clients are advised not to make any cash payment or payment to an unverified bank account.
All payments should be supported by proper receipts and written terms.
Delay in refund by any third party shall not create liability on Opti-Realty unless specifically agreed in
writing.
11. Loans and Financial Facilitation
Opti-Realty may assist clients by connecting them with banks, NBFCs, loan agents, financial institutions
or loan facilitators.
Loan approval, interest rate, tenure, margin money, eligibility, processing fee, documentation,
disbursement, EMI, foreclosure, rejection or delay is solely at the discretion of the concerned bank,
NBFC or financial institution.
Opti-Realty does not guarantee loan approval, loan amount, interest rate, repayment terms, disbursement
timeline or eligibility.
Clients must independently review all loan documents before signing.
12. Third-Party Services
Opti-Realty may coordinate with third parties including developers, builders, sellers, brokers, channel
partners, lawyers, chartered accountants, loan consultants, architects, engineers, valuation experts,
property managers, rental operators, digital platforms, payment processors and other service providers.
Opti-Realty is not responsible for the acts, omissions, representations, promises, delays, defaults, fraud,
negligence or service quality of any third party.
Any dispute with a third party must be resolved directly with that third party.
13. Property Visits and Site Inspections
Clients may visit project sites, offices, sales galleries, sample flats, construction sites or other locations
based on coordination by Opti-Realty or third parties.
Clients visit such locations at their own risk. Opti-Realty shall not be responsible for accident, injury,
damage, delay, miscommunication, cancellation or inconvenience during site visits.
Clients should verify all site conditions personally and should not rely only on photos, videos,
brochures, virtual tours or marketing presentations.
14. No Guarantee of Profit, Return or Appreciation
Real estate markets are subject to fluctuations due to demand, supply, interest rates, economic
conditions, government policies, infrastructure development, taxation, local market factors, regulatory
changes, builder performance and other risks.
Opti-Realty does not guarantee that any property will appreciate in value, generate rental income,
provide liquidity, achieve projected returns or be resold at a profit.
Past performance, projected rental income, expected appreciation, cashback illustrations or return
examples do not guarantee future outcomes.
15. User Representations
By using this website or engaging with Opti-Realty, you confirm that the following statements are true:
- You are legally competent to enter into contracts.
- You are using the website for lawful purposes.
- You will provide true, accurate and complete information.
- You will not misuse the website or its content.
- You will independently verify all property and financial details.
- You will not rely solely on website content or verbal representations.

builder default, delay in possession, delay in registration, non-payment of cashback, non-payment of
rental return, loan rejection or delay, change in project terms, regulatory changes, market price
fluctuations, third-party misrepresentation, tax liability, legal defect in property title, cancellation or
refund disputes, loss of expected profit or return, or any act or omission of third parties.
Opti-Realty’s liability, if any, shall be limited only to the amount of service fee actually received by
Opti-Realty from the concerned client for the specific service giving rise to the claim, unless otherwise
required by law.
20. Indemnity
You agree to indemnify and hold harmless Opti-Realty, its owners, partners, directors, employees,
consultants, representatives, agents, affiliates and service providers from any claim, loss, liability, cost,
damage, penalty, expense or legal proceeding arising from your use of the website, breach of these
terms, incorrect information provided by you, transaction with any third party, failure to conduct due
diligence, violation of law or agreement, or dispute between you and any developer, builder, seller,
landlord, tenant, lender, service provider or other third party.
21. Force Majeure
Opti-Realty shall not be liable for delay, failure, loss or non-performance caused by events beyond its
reasonable control, including natural disasters, government actions, regulatory changes, court orders,
strikes, war, pandemic, fire, flood, technical failure, internet disruption, banking disruption, market
disruption, developer delay or other force majeure events.

social media platforms, developer websites, map services or other external resources.
Such links are provided for convenience only. Opti-Realty does not control or endorse third-party

23. Changes to Website and Terms
Opti-Realty reserves the right to modify, update, suspend, remove or discontinue any part of the website,

Subject to applicable law, the courts at Hyderabad, Telangana shall have exclusive jurisdiction over
